Telangana Registrations: High court orders for registering plots in unauthorized layouts with conditions.

The High Court has issued the same order requiring registrations for plots in unauthorized layouts and unauthorized structures. The Department of Stamps and Registrations IG issued two memos on August 26 and December 29, 2020, asking them not to register plots in unauthorized locations and buildings constructed without permission. For this reason, many have approached the High Court challenging the non-registration of such plots and structures. Counsel for the petitioners, while hearing the arguments, said that a private petition had been filed against the memos in the past and the trial court had ordered that the registrations be done irrespective of them. He said the government had approached the Supreme Court but no interim orders had been issued. After hearing the arguments and examining the precedents of the case, the court directed the registrars across the state to make conditional registrations as there are more than 5,000 such cases in the High Court and many more are likely

GHMC: Upgrades to QR code for building permission letters.

GHMC has introduced (QR) code for building permission letters which have simplified the people to carry the documents electronically and forward it who needs for verifications of bank loan procedure for home aspirants. QR coding of permissions was non-existent during the earlier online DPMS (Development Permission Management System), The QR code was introduced and enforced recently by TSbPASS (Telangana State Building Permission Approval and Self Certification System), in order to rule out forgeries and irregularities and ease any further documentation processes. Once details of the buildings are entered by the homeowners, the system automatically generates the building permission order, which will be imprinted with a QR code. The code, when scanned from a mobile, will fetch the permission letter. This will simplify the verification process by banks to issue loans, and thus help the homeowners. HMDA: Get Permissions Of Illegal Buildings With A Penalty.

The Hyderabad Metropolitan Development Authority (HMDA) is permitting the construction of buildings, warehouses, etc. without taking permission from local bodies. Structured constructions can be charged through DPMS or TS iPass without taking a permit fee . Up to 10 percent violations are allowed. For such constructions, an additional 33 percent penalty is payable in addition to the fee. At present Ghatkesar, Medchal, Shamshabad, Shankarpalli, etc. zones under HMDA having 600 sq mtr of which 300 buildings, HMDA noted that the structures were not permitted. As of Wednesday, 202 buildings had been completely / partially demolished. These include warehouses and multi-story buildings. Telangana: Hurry Up..! Govt To Accept applications & regularise Encroached Lands.

  The Telangana government has initiated the process for regularisation of encroachments of unobjectionable lands owned by people, as well as those owned by various departments/corporations/institutions. Individuals have to  furnish applications along with necessary documented proof that they owned the land before June 2, 2014. The government had fixed  March 31 as a deadline for submission  of the applications which could be made through the Mee Seva centers. There is no clarity on whether the amount required for regularisation should be paid in installments nor had the government-specified any last date for payment of the fee for regularisation of the encroached lands. The government had previously allowed payments in five installments and gave a discount of 5% for those who paid the amount in one go. Government Lands- Extension of time limit to receive applications for assignment/regularization and transfer of rights over encroachments of unobjectionable lands, in terms of G.O.Ms.No.58 & G.O.Ms.No.59 Revenue (Assn.I) Department, Dated:30.12.2014, from 21.02.2022 to 31.03.2022. The Chief Commissioner of Land Administration, Telangana State, Hyderabad and the District Collectors in the State shall take necessary further action for implementation of above orders. HMDA: HMDA To Auction Plots In Bahadurpally & Thorrur.

  HMDA to once again monetize plots in Bahadurpally of Medchal-Malkajgiri district and Thorrur of Ranga Reddy district. The auction process is done outside GHMC limits and the responsibility is given to HMDA who has expertise in auctioning and selling the lands and monetizing and filling the exchequer. A total of 324 plots in both the areas of which 101 plots in Bahadurpally and 223 plots of Thorrur of Medak district.  HMDA proposes to develop a total of 1,000 plots in Thorrur and 210 plots in Bahadurpally. Both the layouts are in the multipurpose zone, to be developed by HMDA. Bahadurpally layout will be developed in 40 acres, and Thorrur in 117 acres of land. E-auction for the Bahadurpally layout is  scheduled for March 14 and 15, while the same for Thorrur will be conducted on March 14, 15, 16, and 17 . The NUDA Neelagari Urban Development Authority includes Nalgonda Municipality and 42 surrounding villages. UDAs were constituted to plan for and ensure a well-integrated and well-planned infrastructure development around major cities and towns so that the growth of urbanization in such peri-areas could happen in a planned manner. The task of the UDAs was to ensure the comprehensive master plan of such suburban areas, including the road network, water supply, employment opportunities, and growth of satellite townships. NUDA are such kinds of a replica of GHMC, HMDA, HUDA, etc for a similar pattern of development. Nalgonda UDA would be headed by the district collector as its chairman and Nalgonda municipal commissioner as vice-chairman. Finance department Special Chief Secretary or his nominee, directors of Municipal Administration and Town and Country Planning, MLAs of Nalgonda and Nakrekal, and MLC of Nalgonda would be the members of the Authority.

Telangana government has revised the market value for agriculture and non-agriculture lands under G.O.Ms No: 23, Revenue (Registration) Department dated 19-1-2022 and order commissioner, I G Stamps & Registration Dept to implement. A 60.25 kms highway project proposed to the Mahabubnagar District.
