What is RERA Carpet Area According To RERA Act.

RERA carpet area refers to anything inside the outer walls of an apartment, but excluding the balconies, verandah or open terrace and shafts. It is similar to regular carpet area but, in RERA carpet area the thickness of the internal walls is included. Thus, if you compare the regular carpet area and the RERA carpet area, the actual usable space — wall to wall carpet — would be a little less in the RERA carpet area.

Before buying a home the one have to know the jargon of the area defined as Carpet area, Built-up area, Super built-up area and RERA Carpet area.

The carpet area, as the name suggests, in its simplest form is the area in the house where you can lay wall to wall carpet. That is the entire floor of the house. “Just take the floor area of all the rooms, the kitchen, living area and the bathrooms and exclude the thickness of all walls and utility ducts. Ideally, you should ask the developer for the carpet area and make the dealings based on this. The fact that you can measure this area easily allows you to verify if you are getting the square footage promised. 

The Built-up area, is measured from the external perimeter wall surfaces, includes the carpet area and the wall thickness (both, internal and external), and contains other apartment areas such as the dry balcony, terrace, flower beds, etc.

The Super built-up, involves everything that built-up includes and additionally also includes the common area outside the house as well. 

These methods of calculating the area of the house have enough ambiguity, which can misguide a homebuyer. So Before buying one have measure the carpet are wherein we live in the area which is open to us to live in that particular space. If we not knowingly calculate built-up area to be carpet area in this case we will not get what we are expecting and we end up in small House or Flat. 

RERA thus is trying to standardise the homebuying process as well as the method by which the area of a home is calculated.

This pushes developers to be more stringent in planning their projects, to ensure exact rendition of plans, besides the earlier practice of including balcony, terrace, verandas, flower beds and void spaces within the meaning of carpet area coming to an end.

The standard thickness of the internal walls in an apartment is around 4.5 inches while that of the external walls is nine inches. But it may differ from project to project basis. Thus, a buyer may ask the builder about the same when he is looking to purchase the house.

Currently, the carpet area is in the process of standardisation, and thus, The method of calculating RERA carpet may vary from state to state, depending upon the definition of regular carpet area as referred in the state RERA Act. Some variations are observed from state to state in terms of treatment of balconies, external walls, niches and internal ducts linked with the referenced definition of carpet area.
